Somebody in Provo, Orem, or Lehi is searching "near me" right now.
Utah County SEO That Ranks You in Google's Map 3-Pack.
When someone in Provo, Orem, or Lehi searches "[your service] near me," Google shows three businesses on the map before anything else. Those three names take about 42% of the clicks.1 Everyone below them is close to invisible.
Utah County is a linear market strung along I-15, and Lehi and Provo behave as separate proximity zones rather than one city. Ranking in the segment you actually serve takes the current playbook: a fully-built Google Business Profile, consistent citations, a steady stream of real reviews, and schema Google can read. Not the doorway pages for every town from Lehi to Payson that now get businesses filtered out.
- Why this makes sense
- Get found. Get more calls. Book more work.
- Why do it with us
- Every service is its own line, so you pay only for what you pick. The contract term for each one is on the page before you buy, and everything runs as one system on one customer record.
- What it costs
- $200/mo. Taxes and usage are shown before you check out.
Utah County SEO is search engine optimization that ranks a business in Google's Map 3-pack across Utah County, from Provo and Orem to the Lehi and Silicon Slopes tech corridor and the fast-growing Saratoga Springs and Eagle Mountain suburbs, through Google Business Profile optimization, consistent citations, real reviews, and on-page schema. WebDevAuto runs all four for Utah County home-service companies and reports what moved every month.
How it works
Get found. Get more calls. Book more work.
Four levers move a local business into the Map 3-pack. We run all four every month, and the full mechanism is documented in the detail below.
Your Google Business Profile, run properly
Right primary category, the full service list, attributes, geotagged photos, and weekly posts. In our audits this is the biggest lever on map ranking, and the one most businesses leave half-filled.
A website Google can actually read
Built and hosted inside the same flat price, with hand-written schema for your specific trade, service pages, and city pages that go up as the plan rolls.
Citations and reviews that count
Consistent name, address, and phone across the directories that carry weight, plus review requests after every job. No gating, no blasts, nothing that gets a profile filtered.
A report you can read
Every month, in plain English: what moved, what is holding you back, and the exact fixes queued next. Not a PDF of charts nobody opens.
The same "near me" search, with and without local SEO
A homeowner's water heater starts leaking on a Tuesday morning. Here is how that search goes each way.
- 8:10am. She grabs her phone and searches "water heater repair near me."
- Google shows three businesses on the map. You are on page two, if she scrolls that far.
- She taps one of the three, skims the reviews, and calls.
- By the time you would have turned up, she has already booked someone else.
- 8:10am. She searches "water heater repair near me."
- You are one of the three on the map, with dozens of recent reviews and a strong rating.
- She taps to call, and your phone rings before she scrolls any further.
- The job is booked while your competitor's line is still ringing.
Proof
What ranking looks like from the owner’s side
Made a website quick and easy. I was surprised how low the cost was. Had I known, I would've done it years ago on my outdated site. Google indexing and organic SEO was great, free leads now, something I didn't have before!

Part of your WebDevAuto system
Ranking fills the top of the funnel. The rest of it decides what you keep.
You can buy ranking on its own and it works. It just pays more when the phone that starts ringing is answered and worked by the same system.
- Local SEOYou are herePuts you in the Map 3-pack for what people near you are searching right now.
- Your websiteThe website plan, in the same cart. Turns the visitor ranking sent into a call or a form.
- Ava, your AI receptionistAnswers the extra calls ranking produces, 24/7, and books the job.
- Missed-call automationTexts back in about 30 seconds when nobody picks up, before they dial a competitor.

Or take the whole system at once
Ranking plus the front office that catches everything it produces. Pick Get found, and catch every lead in the flow above and the price updates before you commit to anything. The website plan is already in the ranking cart, so adding the CRM adds exactly one line.
Want to understand how it works?
Here is exactly how we build, operate, and improve it: what ranking is worth in real jobs, how the Map 3-pack actually decides, what we do in month one versus month six, the 2018 tactics that now get businesses filtered, and how flat-fee compares to performance-based SEO.
What ranking is actually worth
Local SEO is a monthly cost against a monthly return, so the only question that matters is how many extra jobs it takes to pay for itself:
- 42%1
of local-search clicks go to the Map 3-pack
the organic links below it split what is left
- 1 to 2 jobs
a month covers the whole service in most trades
one HVAC repair, one roof inspection that converts, one legal consult, or a couple of detail jobs
- It compounds
unlike ad spend, which resets every month
the profile, citations, and schema keep working whether or not you spent anything new
That is the honest test. If ranking cannot produce one or two extra jobs a month in your trade, do not buy it. In most home-service categories it clears that bar comfortably.
Run your own numbers
Two questions decide whether ranking in Utah County is worth paying for: what one job is worth to you, and how many extra jobs a month it would have to produce. Move the sliders and the break-even point does the arguing.
Average revenue from one customer, first job only.
Your estimate, not ours. Start low and see where the line crosses.
Break-even is 1 job a month. Net at 2 extra jobs a month is plus $801 a month.
At $600 a job, one job a month covers the plan. Everything past that is gross margin, before what it costs you to do the work.
- Added revenue
- $1,200/mo
- Less the plan
- −$399/mo
- Net of the plan
- +$801/mo
$9,612 a year net of the plan, before your cost of doing the jobs, and before the repeat work and referrals those customers send.
$399/mo for the website plan and SEO Growth together.
Break-even is arithmetic on the two numbers you entered. The net figures subtract only the plan, not your labor, materials, or other job costs, and they are a projection from your own inputs, not a forecast or a guarantee of rankings or revenue. Actual results depend on your market, your category, and how competitive the map pack is where you work.
What's specific about Utah County local SEO
- ▸The Lehi and Silicon Slopes corridor is its own competitive tier. North Utah County (Lehi, American Fork, Pleasant Grove, Thanksgiving Point) is one of the densest tech and professional-services markets in the Intermountain West, and the businesses already ranking there tend to run a current playbook. We scope which of your categories are saturated before promising a timeline.
- ▸BYU and UVU make demand seasonal. Provo and Orem swing with the student calendar: a surge around fall move-in, a quieter summer, a renter base that turns over yearly. We time posts, review requests, and service-area emphasis to when your buyers are actually searching, rather than running a flat monthly drip.
- ▸The new rooftops are in the south-county suburbs. Saratoga Springs, Eagle Mountain, Vineyard, and Spanish Fork are adding households faster than most established businesses have updated their local footprint. The proximity signal in those zip codes is still winnable for anyone who builds genuine service-area pages and the right GBP service list before the incumbents catch up.
Which Utah County city you are actually competing in
- ▸Lehi, Highland, Alpine and Cedar Hills. The north end, anchored by Thanksgiving Point and the Point of the Mountain tech corridor. Household incomes run high, competitors advertise heavily, and a homeowner here often compares three quotes before calling. Expect the most expensive clicks and the most polished competitor sites in the county.
- ▸American Fork, Pleasant Grove and Lindon. The older middle of north county, with established housing stock and the maintenance and repair demand that comes with it. Less saturated than Lehi and frequently the easiest north-county foothold.
- ▸Orem and Provo. The dense centre, shaped by UVU and BYU. Rental turnover concentrates around the student calendar, and the corridors that matter for a service business are University Parkway, State Street, Center Street and Geneva Road rather than the city as a whole.
- ▸Vineyard. Built essentially from nothing on the old Geneva Steel site, and one of the fastest-growing cities in the state. Almost entirely new construction, which means new homeowners with no established provider and very few competitors holding a local profile.
- ▸Saratoga Springs and Eagle Mountain. West of Utah Lake and adding rooftops faster than most of the Wasatch Front. Long drive times from Provo mean county-wide competitors often do not really serve here, which is exactly the gap a properly built service area exploits.
- ▸Springville, Mapleton and Spanish Fork. South county, more spread out, with larger lots and outbuildings that change what people search for and what a job is worth.
- ▸Payson, Salem, Santaquin, Elk Ridge and Woodland Hills. The far south, where the county thins out. Low competition and low volume, worth listing only if you genuinely drive there.
How the ranking work itself is done
- ▸The full local SEO method: why local search runs on different signals than regular SEO, what changed between the 2018 playbook and the 2026 one, and the exact work we do each month.
- ▸Google Business Profile optimization: the profile deep-dive: categories, services, attributes, posts, and the review loop that feeds ranking.
- ▸Website signals and AI search: the on-page half: schema, service-area structure, and being quotable by AI answers.
Local SEO by city and trade
- ▸Salt Lake City local SEO: 3-pack rankings across the SLC metro, neighborhood by neighborhood.
- ▸Utah local SEO: statewide coverage across the Wasatch Front and beyond.
- ▸Local SEO for contractors: own your trade leads in the 3-pack instead of renting them from Angi or Thumbtack.
- ▸Google Business Profile optimization: the profile deep-dive, on its own page.
Frequently asked questions
- Should I target Provo, or all of Utah County?
- Target where your crews genuinely go, and no further. Proximity is the strongest local ranking signal, so a Provo-registered business listing a service area from Lehi to Santaquin does not rank across all of it; it competes weakly everywhere instead of strongly somewhere. If you are based in Provo, the realistic wins are Provo, Orem, Springville and Spanish Fork. Lehi and the Thanksgiving Point corridor is a separate fight and usually needs a genuine north-county presence to win.
- Why is Utah County harder to rank in than it looks?
- Two reasons specific to this county. The Silicon Slopes corridor has pulled in competitors with real marketing budgets, so the north end behaves more like a metro market than a suburb. And the county is unusually long: a searcher in Payson and a searcher in Alpine are 45 miles apart with Utah Lake in between, so Google shows them almost entirely different local results for the same words. Ranking here is really ranking in three or four sub-markets, and most competitors only hold one properly.
- How competitive is SEO in Utah County?
- It depends sharply on where in the county and which category. The Lehi and Silicon Slopes corridor is one of the most competitive digital markets in the state: tech, professional services, and home services there take the full modern playbook and 4 to 6 months of consistent work. In the fast-growing south-county suburbs, many categories are still winnable in months because incumbents have not updated their local footprint. The free audit tells you which you are facing before you spend a dollar.
- Does a Provo business compete against Lehi or Salt Lake County businesses?
- Usually no. Proximity is the strongest local-search signal after the Vicinity update, so a searcher in Provo is shown Provo-area businesses first, and Lehi (25 minutes north up I-15) behaves as a separate market. The exception is high-value, low-frequency services like personal injury law or major renovation. For most categories, Provo-Orem, the Lehi corridor, and Salt Lake County are distinct markets, each needing its own service-area strategy.
- My business serves all of Utah County. How do I rank across the whole corridor?
- With a GBP service-area list covering the corridor you actually work in, plus genuine service-area pages (not {{city}} doorway templates) for the cities where ranking matters most. Utah County is linear, so service-area selection matters more here than in a compact metro: name the segments you truly serve, from Lehi to Payson, and leave off the ones you do not. Google checks for genuine service activity.
- Does the BYU and UVU student calendar affect my local rankings?
- It affects demand and review velocity more than the algorithm itself. Provo and Orem see a clear surge around fall move-in and a quieter summer. The win is timing your GBP posts and review-request cadence to when your buyers are searching, so review velocity, one of the strongest signals you can influence, peaks with demand instead of running flat all year.
- I run a business in a new Utah County suburb. Is it too early for SEO?
- It is the opposite, an early advantage. Saratoga Springs, Eagle Mountain, and Vineyard are adding households faster than most established competitors have updated their local presence, so the proximity signal in those zip codes is still winnable. Building the right GBP service list and real service-area content now is how a newer business locks in the 3-pack as the rooftops fill in.
- How much does Utah County local SEO cost with WebDevAuto?
- SEO & Google Business Profile Optimization is one flat $200/mo on a 6-month minimum, then month-to-month. It runs on top of your website plan, so one team owns the on-page work and the profile: GBP audit and rebuild tuned to your segment of the corridor, citation cleanup, hand-written LocalBusiness schema, review-request automation, and a plain-English report every month. Add the AI CRM ($249/mo) to answer and track the leads your rankings produce, and the full system is $648/mo.
